You live far from your property, or you simply don't have the time to answer guests. The good news: a large part of short-term rental can be managed from a screen. The less good news: another part requires a physical presence. It's better to know which is which before getting organised.
Two jobs, not just one
A short-term rental relies on two types of work. The office work : listings, calendars, prices, messages, reviews, revenue tracking. The fieldwork : key handover, cleaning between stays, property checks, troubleshooting. The first can be done from anywhere. The second is done on site, or not at all.
What works very well remotely
- Listings : photos, description, house rules, updating of amenities.
- Calendars : synchronisation between platforms so the same night isn't sold twice.
- Prices : adjusted according to the season, school holidays, events and the lead time before arrival.
- Guest messages : answers to questions, arrival instructions, quick reaction when something goes wrong.
- Follow-up : bookings, revenue, reviews, monthly report.
On these points, distance changes almost nothing. It can even help: organised remote management responds at any hour, whereas a busy owner replies in the evening.
What requires someone on site
A key that won't open the door, a clean that needs redoing, a broken water heater, a leak: these situations can't be solved by message. Around Pic Saint-Loup, a property is often fifteen or thirty minutes from town, which makes the question a practical one.
Remote management does not replace a trusted person on the ground. You need to know who does the cleaning, who holds a key, who steps in in an emergency. If the answer is “nobody”, the first incident will cost more than any subscription.
How to organise both
Three set-ups come up most often:
- Entrust everything : a concierge service that handles both the office and the fieldwork. This is the simplest, provided it is present near your property.
- Manage remotely, with the fieldwork handled by you : you keep control of the cleaning and the keys (a relative, someone you employ, a provider you know), and you delegate the office work.
- Do everything yourself : possible, but messages and pricing quickly take several hours a week.
Questions to ask before choosing
- Who answers guests, at what hours, in which languages?
- How are the platform calendars synchronised?
- Who sets the prices, and can you see what was decided?
- What happens when a guest calls at 10 p.m. because they can't find the key?
- Do you receive a clear report, with figures, every month?
- Do the listing and the reviews stay in your name?
What Serenza offers
Serenza works on site around Saint-Gély-du-Fesc, Pic Saint-Loup and Montpellier. For owners who live further away, we also offer remote management : combined calendars, a pricing grid, guest messages and a monthly report, with no presence from us on the ground. You keep the welcome, the keys and the cleaning. The condition is simple: a trusted person must be able to take care of the keys and the cleaning. The fee is set with you, after looking at your property and your actual occupancy.
